Residential Project: Garage Conversion Into Apartments
SCope of Work
TRUGRP was engaged to transform an underutilized ground-level parking garage into four bright and modern apartments, delivering much-needed housing in the heart of Toronto. The project was a complete adaptive reuse, requiring a full demolition, structural upgrades, and the introduction of all new building systems to support residential living.
Our team began by safely removing existing fixtures, structural elements, and concrete, then rebuilding the base of the project with a new insulated and polished concrete slab for long-term durability and comfort. From there, we constructed new exterior walls with a combination of stonework, steel siding, and aluminum capping to create a contemporary façade that blends seamlessly into the existing property. Inside, new drywall partitions, ceilings, doors, windows, and glazing established a strong foundation for comfortable and private living spaces.

The Process
TRUGRP managed the full integration of mechanical and electrical systems, including new plumbing rough-ins, distribution for electrical service, and HVAC systems with heat pumps and HRVs to maximize efficiency and tenant comfort. Kitchens, bathrooms, lighting, and entry systems were all thoughtfully planned and installed with allowances for high-quality finishes and modern fixtures, balancing durability with design.
Attention was also given to interior finishes and tenant well-being. Polished concrete floors, new tilework, cabinetry, and painted surfaces transformed what was once a dark and utilitarian space into bright, airy, and welcoming homes. Exterior damp-proofing and site work ensured long-term resilience of the building envelope, while thoughtful planning of space created functional layouts that support modern urban living.
The result is a successful conversion of underused space into high-quality residential units that prioritize efficiency, comfort, and tenant well-being.
